Once we have helped you find your dream property and you decide to move forward with the purchase, a reservation fee of approximately €6,000 is required to secure the property. This fee is paid via bank transfer to the account of the lawyer of your choice. If you prefer, we can recommend a lawyer who speaks your language to guide you through the process.
The reservation fee blocks the property while your lawyer conducts a thorough legal check. If any legal issues are discovered during this process, the fee is fully refundable. If the purchase proceeds, this amount is deducted from the final purchase price.

Who Pays the Real Estate Agent?
As a buyer, you do not pay any fees to the real estate agent. For resale properties, the agent’s fees are covered by the seller, and for new constructions, by the developer. If a property is sold in cooperation with another agency, the commission is shared between the agents.
For you as the buyer, the price of the property remains the same, regardless of which agent you work with. Your main decision is choosing an agent who will support you throughout the purchase and continue to assist with legal, administrative, and property-related services after the sale.
